The attic is where leaks start.

Most buyers never look up there. We do, with a flashlight, on every inspection: stains on the roof deck, loose AC ducts, missing or rusted roof straps. Move the light and see what we find.

Walls and wood: what termites leave behind.

South Florida is drywood termite country. We check door frames, baseboards, window sills and the garage for damaged wood and frass, and photograph anything we find.

  • Door and window frames
  • Baseboards and trim
  • Garage framing and doors
  • Cracks in block and stucco
  • Moisture behind walls
  • Signs of past repairs

Need a termite (WDO) report for your lender? That comes from a licensed pest-control company; we’ll tell you when to order one.

Under every sink, behind every toilet.

Slow leaks hide in cabinets and under fixtures until the floor is soft. We run the water, open every cabinet and check the shut-offs, supply lines and drains.

Kitchen: a loose slip nut, and a cabinet floor that has been wet for weeks.
Water seeping from under the base of a toilet onto beige tile, with stained grout
Bathroom: a failed wax seal lets water under the floor tile.

Then it all goes in the report.

Questions people ask us

Within 24 hours of the inspection, by email: a written report with photos of every finding, in plain English. Many clients have it the same evening.

A Florida-licensed home inspector from Top Property Inspections (license HI11302). The same inspector who walks your roof and attic writes your report and answers your questions afterwards, so nothing gets lost between people.

If you can, come for the last part. Your inspector walks you through the findings while you can still see them. If you can’t make it, we’ll call you after and the report has a photo for every item.

Insurers often ask for a 4-point inspection on older homes before they’ll write a policy. A wind mitigation inspection is optional, but it documents the features that can lower the windstorm part of your premium. Buying? We can do both on the same visit as your home inspection.

Visible wood damage and signs of wood-destroying organisms go in your report with photos. A WDO (termite) report itself must come from a licensed pest-control company, and we’ll tell you when you need one.
